Nicotine, smoke, pet urine and cannabis. For the house that will not sell, and the unit you cannot re-let.
If the smell came back after you painted, it was never removed.
Tobacco smoke leaves behind tar and resin. It is sticky, it is yellow-brown, and it goes everywhere the air went: walls, ceilings, inside cabinets, behind switch plates, into the ductwork, through the carpet and into the pad underneath.
Ordinary paint does not stop it. The residue is still there under the new coat, and the first warm humid day it comes back through. That is why the smell returns weeks later and everyone assumes the job was done badly.
It has to be washed off first, treated at the source, and then sealed only where sealing is genuinely the answer.
If the property is tenanted, listed, or you are out of state, we can assess it by video call or from photographs you send.
The assessment is free either way, and there is no obligation afterwards.
Four steps, and you know where you are at every one of them.
Tell us what the property is and what you are dealing with. No forms first, no sales pitch.
On site, by video call, or from your photographs. You get a written scope and a price before anything is touched.
Surfaces washed and degreased, odor treated at its source, sealing only where it is actually needed.
Photographs before and after, and a written completion report for your file or your listing.
We are a cleaning and decontamination company, not a restoration contractor.
We do not do fire damage restoration, mold, or water damage, and we do not paint as a finish trade. If the property needs any of that afterwards, we will say so and introduce you to someone good.
Nicotine remediation and fire restoration get confused constantly. They are different jobs. This is the first one.
A unit that smells will not re-let, or lets for less. Turnaround matters more than anything else, so we work to your date.
Buyers notice it in the first ten seconds and it comes straight off the offer. Worth fixing before the photographs, not after the price drops.
Often after a long illness or a death, when the house has to go on the market and nobody in the family wants to scrub ceilings.
Cat and dog urine soaks through carpet into the pad, the subfloor and the skirting. Shampooing the carpet does nothing, because the carpet was never the problem. We find where it actually went and treat that.
Smoke, cannabis and pet odor in a vehicle, treated at the source rather than masked. See vehicle and fleet decontamination.
Priced by property, because a one-bedroom apartment and a smoked-in family home are not the same job.
What moves the number: how many rooms, how long it went on for, whether the ductwork is affected, and whether carpet and pad have to come out. Photographs help us tell you quickly.
