How pricing works.

Most companies will not tell you anything about price. Here is exactly how we work out yours.

24/7 emergency response Free on-site or virtual assessment Written quote before anything is touched No charge for the visit Se habla español

The short version

We look at the job first, then give you a price in writing. You see the number before anyone touches anything, and you are free to say no.

We cannot put a price list on a website, because two jobs that sound identical on the phone can be very different once we are standing in the room. What we can do is tell you exactly what we are looking at when we work the number out.

What you will never be charged for

  • The assessment. On-site or by video call, it is free either way.
  • Travel to look at the job anywhere in Utah County.
  • Anything that was not on the written quote you agreed to.

If we find something during the work that changes the scope, we stop and talk to you first. You decide.

What we look at

These are the five things that move the number, roughly in order of how much they matter.

What we look atWhy it matters
ContaminationHow much biological contamination is present, and what kind. This is the biggest single factor in any quote, and it is why a small room can cost more than a large one.
Area affectedOne room, or a whole floor. Size matters, but far less than what is on it.
Materials removedWhether flooring, drywall or cabinetry has to come out, or whether the surface can be saved. Saving a surface is almost always cheaper than replacing it.
DisposalRegulated waste is charged by weight and has to leave through a licensed route. Ordinary household waste does not, and we keep the two separate so you are not paying regulated rates for a bag of clothes.
Time on siteHow many hours it takes, how many people it needs, and whether it runs across more than one day.

What brings the price down

Some of this is in your hands, and we would rather tell you than not.

  1. Calling sooner. Contamination spreads into materials over time. A surface that can still be cleaned this week may have to be cut out next month.
  2. Clear access. A path to the door, somewhere to park, and a room we can stage equipment in all take hours off the job.
  3. Sorting what is clean yourself. On hoarding jobs, anything uncontaminated that you or your family can go through first is time we are not charging for. We will tell you honestly what is safe for you to touch and what is not.
  4. Letting us keep what can be kept. We do not remove materials to inflate a bill. If a floor can be saved, we save it.

What the assessment actually involves

On site

We come and look, usually for twenty to forty minutes. We will tell you what we can see, what we would do about it, and roughly how long it would take.

You get the quote in writing. There is no obligation and no follow-up pressure.

By video call

If you would rather nobody came to the house, we can do the whole thing over a video call. You walk us through on your phone and we talk you through what we are seeing.

Some things — smell in particular — are harder to judge over video. We will say so if we are not confident, rather than guess at a number.

If the number does not work for you

That is a perfectly reasonable answer, and it happens. We will leave you the written quote anyway, in case it is useful later or to a family member.

We would rather you had an honest number and said no than felt pushed into something you cannot afford.

Insurance often pays for this

A lot of people don't know that their homeowners policy may cover this kind of cleanup after a death, an accident or a break-in. It's worth checking before you pay anything yourself.

  1. Call us first. We can get started straight away. Waiting rarely helps, and things usually get worse rather than better.
  2. Open a claim with your insurer. Tell them there's been a death or a biohazard incident at the property and it needs remediation.
  3. We document everything. Photographs before, during and after, an itemized scope of work, and the disposal records.
  4. We deal with the adjuster. You shouldn't have to explain contamination levels to anyone this week.

If there's no coverage, or you'd rather not involve your insurer at all, we'll simply quote it directly and keep it as straightforward as we can.

Ready when you are.

The assessment is free, the quote is in writing, and no is a complete answer.
