Most companies will not tell you anything about price. Here is exactly how we work out yours.
We look at the job first, then give you a price in writing. You see the number before anyone touches anything, and you are free to say no.
We cannot put a price list on a website, because two jobs that sound identical on the phone can be very different once we are standing in the room. What we can do is tell you exactly what we are looking at when we work the number out.
If we find something during the work that changes the scope, we stop and talk to you first. You decide.
These are the five things that move the number, roughly in order of how much they matter.
| What we look at | Why it matters |
|---|---|
| Contamination | How much biological contamination is present, and what kind. This is the biggest single factor in any quote, and it is why a small room can cost more than a large one. |
| Area affected | One room, or a whole floor. Size matters, but far less than what is on it. |
| Materials removed | Whether flooring, drywall or cabinetry has to come out, or whether the surface can be saved. Saving a surface is almost always cheaper than replacing it. |
| Disposal | Regulated waste is charged by weight and has to leave through a licensed route. Ordinary household waste does not, and we keep the two separate so you are not paying regulated rates for a bag of clothes. |
| Time on site | How many hours it takes, how many people it needs, and whether it runs across more than one day. |
Some of this is in your hands, and we would rather tell you than not.
We come and look, usually for twenty to forty minutes. We will tell you what we can see, what we would do about it, and roughly how long it would take.
You get the quote in writing. There is no obligation and no follow-up pressure.
If you would rather nobody came to the house, we can do the whole thing over a video call. You walk us through on your phone and we talk you through what we are seeing.
Some things — smell in particular — are harder to judge over video. We will say so if we are not confident, rather than guess at a number.
That is a perfectly reasonable answer, and it happens. We will leave you the written quote anyway, in case it is useful later or to a family member.
We would rather you had an honest number and said no than felt pushed into something you cannot afford.
A lot of people don't know that their homeowners policy may cover this kind of cleanup after a death, an accident or a break-in. It's worth checking before you pay anything yourself.
If there's no coverage, or you'd rather not involve your insurer at all, we'll simply quote it directly and keep it as straightforward as we can.
The assessment is free, the quote is in writing, and no is a complete answer.
